Between 2010 and 2018 Redserve GmbH acted as service developers for the development of a new central district in Linz. The consulting company supported the client with expert-based analysis and consultancy which provided a decision-making basis for the project idea and for the implementation of this idea throughout the design and realization phases. The Promenaden Galerien were opened on 25th June.

The principal owner and client Rudolf Andreas Cuturi hugely appreciated this cooperation: "As an entrepreneur with a limited involvement in real estate it was essential for me to be able to take advantage of the professional services of Redserve, without which the project would probably not have been completed in the successful form that we see today."

The spectrum of services provided by Redserve stretches from location and market analysis via the development of products with forward-looking operating concepts to realization. "The cooperation with Redserve proved particularly valuable during the initial phases," said Cuturi. "It was only when we had the commercial report that we were fully aware of the site's potential."

As a subsidiary of ATP, Redserve can make use of the know-how of the company's 750 architects and engineers in questions of design, construction, and building services. From this point onwards, however, the service developer with offices in Vienna, Innsbruck, and Frankfurt acts independently. "For this reason, the accompaniment by Redserve through the design phase, the preparation of the architectural competition, and the optimization of the winning project was extremely important," emphasized Cuturi."The detailed calculation of the expected costs facilitated the carrying out of an objective commercial evaluation and the organization of the subsequent financing."

A key focus of the project development process was the benefits for the city and its residents. The result was the creation of a dynamic, multifunctional center on a site of around 12,000 m2 in the heart of Linz. Alongside offices, a hotel, and quiet apartments the complex also contains the multimedia newsroom of the OÖNachrichten for more than 100 employees, a 200-seat events space which can also be used as a cinema, and needs-oriented shopping and restaurant areas. The expansion of the pedestrian network also injected new life into the district.
