More space for living

The focus of the design was to optimize space efficiency. The goal was to maximize the number of studio apartments on the standard floors while creating spacious communal areas in the base zone. By reducing the number of loggias and roof setbacks and restructuring the basement, the total number of residential units was increased to 390 – including eight barrier-free studios.



 


Sustainability goal: ÖGNI Gold

Modern control systems optimize the energy consumption in the central heating system. A mechanical ventilation system with energy-efficient fans ensures a constant supply of fresh air throughout the interior spaces, creating a pleasant indoor climate. In addition, LED lighting, motion sensors, and intelligent lighting controls help reduce electricity consumption. All systems are integrated into the central building management system and are monitored digitally.


 



Living, learning, laughing

The interiors convey a warm and welcoming atmosphere that promotes a sense of community. A balanced mix of natural and recycled materials – including wood, exposed concrete, and ceramic tiles – together with biophilic design elements and fabrics in warm tones, create a comfortable living environment. Spacious communal areas invite residents to study and relax, with interior and exterior spaces seamlessly connected. Playful graphic elements and diverse furnishings encourage creativity and social interaction.
